Strategic Facilities Planning
Powerhouse Group can assist you to create a Workplace and Accommodation Strategy for your business, which may extend to single buildings, multiple sites, multiple business units or an entire property portfolio. This includes the creation of formalised space standards across the business, which serve as a blueprint for any future changes.
Needs Analysis and Brief Creation
To realise the full potential of your new premises, a clearly defined brief is imperative. At its most basic, a design brief covers staff numbers, workgroups and organisational structure, but involves more than a basic understanding of your headcount and number and type of rooms. It extends to reviewing the objectives and future direction of your organisation, and analysing how well these can be strategically integrated with accommodation. We will assist you to clearly and accurately articulate your needs in the form of a Test Fit Brief and at the very minimum verify the size and type of property or workspace that will suit your needs. All this will ensure that your search for property is appropriately targeted and will allow you to consistently assess each short listed property for suitability.
Pre-lease Building Appraisal
Utilising your needs as defined in the Test Fit Brief, Powerhouse Group is in a position to assess each property against a set of clearly defined design criteria. When combined with our expertise in building services, we can help you make a holistic assessment of the options in order to select the most appropriate property, covering its value to your organisation in both financial and non-financial terms.
Blocking and Stacking
This service is generally appropriate for larger projects involving multiple business units over multiple floors. Blocking shows the proportion of space allocated and the key relationships between business units for each floor. Stacking shows the configuration and proportion of space allocated to business units over a number of floors in a building.
Our analysis enables you to identify any obvious wastage of space, whether communication patterns and business unit interrelationships can be supported according to floor layout, and how effectively and efficiently a building is likely to meet your brief. Our aim is to minimise the amount of wasted space and maximise the spatial relationships between your business units and departments.
Space Planning and Test Fits
Powerhouse Group will translate your brief into a workable layout plan and graphically illustrate how you will fit into any nominated tenancy space. This process will assist you in assessing the efficiency, effectiveness and suitability of the space to your unique needs. This process is critical in your property negotiations and is therefore best conducted in parallel with your property search, prior to committing to a new lease or purchase.
Concept Design and Development
In this stage we take a space plan and bring it to life by creating a full design concept, selecting equipment, fabrics, furniture and finishes to help you stamp your unique identity on the space. We also incorporate any defined corporate guidelines and space standards into the planning process.
Detailed Design and Documentation
Our in-house design team will provide a full package of construction and/or tender documentation for your information and/or sign-off. We’ll ensure no aspect of the fit-out is overlooked and clearly communicate with you what will be built before we begin works. This includes not only design items, but the full scope of building services to be provided, such as mechanical, electrical, voice, data, fire and security services.
